Our properties are long term rentals with the majority of tenants staying for more than one fixed term – some have been with us for over 5 years!

While we have several one- and two-bedroom flats, a number of properties within our portfolio are set up for large groups of flatters (4 or more). It is common for these flats to be passed from one tenant to another through word of mouth — a testament to our personal approach.

Frequently asked questions

I have applied for one of your properties, when will I know if I have got it?

After a viewing, we will begin assessing all applications which have come in. It usually takes us 48 hours (dependent on hearing back from all references) to process the successful group(s) applications. They are then given 48 hours after offer to accept and pay bond. Anyone who is unsuccessful we will endeavour to contact back within 5 business days of your viewing.

What is your tenant selection criteria?

To help us with our tenant selection we have the following screening techniques in place:

  • Our Property Manager will conduct all property viewings so she is able to meet prospective tenants
  • Accurate filling out of your initial application form is essential
  • Credit checks using TINZ
  • Phoning at least two of your references

What are the up-front move in costs?

Unlike other agencies, we won’t ask you to front up 7+ weeks of rent within a few days of being offered a property. To secure the property, we will ask that you pay the 3-4 weeks bond within 48 hours of receiving the property offer as this secures the tenancy, there is no letting fee and we don’t ask you to pay your first two weeks up front until the day before you move into the property.

Does everyone need to be on the tenancy agreement?

With our first-time flatters or younger groups of friends, we recommend that everyone goes on the tenancy for their own security. For our older groups of tenants in larger flats, we often find that just one or two of the tenants will go on our tenancy agreement and then they will form their own agreement with the other Occupants (people living at the property but not signed on the tenancy agreement) amongst each other. This agreement will help to prevent issues in the future. You can find a Flat Sharing Agreement on the Department of Building and Housing’s website. For our smaller sized flats with couples, this is often a personal preference on whether you both want to go on the agreement.
