Achieve Market Rents

We successfully achieve market rents year after year. We keep up to date with the latest market trends and carry out extensive research. Occupancy Levels

Here at Housingplus we manage to achieve 99.5% occupancy. We achieve this by implementing a number of effective systems. The policies we have in place are highly influenced by the relationship we achieve with our tenants. We have good relationships with our tenants so we are able to work together to make their vacate as seamless as possible and have the property ready quickly for the new tenants. We keep this transition to between 0 to 1 days unless pre-arranged maintenance/property improvements need to occur.

Marketing Your Property

We pride ourselves in our policies for delivering the best possible marketing for our investors. Because we have good relationships with our tenants, we are able to work closely with them to achieve high property presentation for viewings and advertising photos/videos. We believe this is one of the crucial first steps of helping to re-tenant your property.

We use Trade Me, our website and social media to advertise your property for rent as we have found in most recent years these are the most successful means of finding tenants. Your Property Manager conducts all of the viewings themselves and arranges designated viewing times tailored to suit most prospective tenant’s schedules.

Tenant Selection Criteria

One of the most important steps we have in maintaining problem free tenancies year after year is our tenant screening process. As mentioned in the section above, our Property Managers conduct their viewings themselves. We have found that letting agents hired for the busy season are often inexperienced and lack the necessary levels of intuition. Much can be learned about a person within 30 seconds of meeting them so we believe it is essential for our Property Managers to conduct their own viewings face to face.

The costs involved in property management are influenced by many factors and at Housingplus we understand that not every investor wants the same service so we tailor our packages to suit every individual client’s needs.

Technology & Resources

We are industry leaders with the technology and resources to back this up! We are able to offer our investors assurance that their asset will be well looked after and tenants are able to have the best tenanting experience possible. We use Palace Property Management and Xero Accounting Software to manage the day to day running’s of our business. Property Maintenance

Good news is if you choose to have us manage your investments, you will pay no additional fee for minor maintenance on top of your management fee! We also have many great systems in place to ensure that maintenance is picked up by either tenants or our Property Manager. Some of these systems include but are not limited to: regularly property inspections and an easy to use online maintenance request form.

Inspections

We conduct inspections on our properties every sixteen weeks to ensure the tenant is complying with their tenancy agreement as well as making sure the property is continuing to comply with insurance regulations. Our investors are able to keep up to date and see copies of all inspections, videos and photos by logging into the palace software portal found in our investor login section.

Tenant Education

We are industry leaders when it comes to tenant education. We have got some sound resources in place which we have worked very hard to create. We find that by taking the time to educate our tenants and encouraging them to use our extensive resources, we have satisfied tenants with minimal disruptions to our team via email and phone resulting in us having more time to spend on other important issues.

Zero Arrears Policy

We have worked hard to create and implement rent payment policies over the years to ensure our investors receive their rents in a timely manner. If a tenant does miss a rental payment, we are able to pick this up during the daily report we run. From here we initiate our arrears follow up policy.

Tenant Disputes

We have excellent policies and procedures in place which ensure we are able to keep tenant disputes at a minimum. The evidence out there as we at Housingplus have been going for over 30 years now and in all of this time we have never once had a tenant take us to Tenancy Tribunal. We believe that this is a testament of the good relationships we form with our tenants and shows we are able to conduct fair and reasonable negotiations which satisfy all parties often without needing to involve tenancy tribunal.

Fixed term vs. Periodic Tenancies

We start all of our tenancies between the peak re-letting time here in Wellington to ensure our investors receive the optimum rent for their property. We prefer to have all of our tenants on one-year fixed term rather than periodic tenancies as we feel this provides better security for the tenant and gives us plenty of notice if the tenant chooses not to stay for a further one-year fixed term tenancy.

Of course, if you are investor and you would prefer to have your tenancies remain as periodic, we are more than happy to adhere to this. After all, we are all about tailoring our service so it suits every individual client’s needs.

Change of Circumstances

If your circumstances change and you need to sell your property but a tenancy is currently in place, fortunately you are still able to do so. All we ask is that you please contact us so we can follow the correct legal processes when relating to the tenants about the sale. If your tenant is on a fixed term tenancy however, you must sell that tenancy as part of property sale unless an agreement can be reached between both parties.

You have our assurance that we will work with the tenant and the real estate agent and ensure both parties are getting what they need. We will make sure the tenant stays happy so that in return they keep the property in top shape to help attract prospective buyers. This is of course in their best interest especially if it is purchased as an investment property and they wish to continue living there for future tenancies. We will communicate with the real estate agents helping to arrange access with the tenants and set up allocated viewing times similar to what we do when re-tenanting to minimize disruption as much as possible to our current tenant’s daily lives.
