If you come on to us as a new client and your properties tenancies end outside of January-March, upon offer of a further one-year tenancy, we may offer a shorter-term tenancy to ensure re-tenanting has the highest chance. Of course, not all properties suit this standard and so, after discussion with you, your desired length fixed-term tenancies and periodic leases can be established.

In our experience though, the Wellington rental market is extremely seasonal and most inner city and surrounding suburbs tenancies are best suited to start and end in January/February in particular, student properties. Furnished apartments are of course the exception as these are often in demand year-round.

Due to another business we are involved with running, we have established a very good relationship with Weta and due to their high volume of staff coming in over the past year, it has been brought to my attention that furnished apartments (either in the city or close to Weta offices) available for 6 months are in short supply but very high demand! Having dealt directly with a number of foreign Weta contractors throughout the last 4 years, I can confirm that they are a pleasure to deal with and I would have no hesitation recommending them as optimum tenants.

Family homes, apartments for executives or properties in suburbs further out can be made available different times of the year. We have however experienced that May – July is a very quiet time and it would not be our recommendation to be reletting your properties during this time if it can be avoided.
